Kirkwood McCarthy were approached to resolve a small housing development upon a dilapidated barrow workshop within a dense urban site in Bethnal Green.
Undertaking a constraint led process, the massing was generated based on the siting and outlook of existing boundary windows, rooflines and setbacks of the surrounding mixed use setting, resulting in a ground plus three storey development with North, South and West lightwells.
Five new 1, 2 and 3-bedroom dual aspect, lateral units that meet and exceed London Space Standards in a ground + 3-storey development has been achieved. The scheme was granted Full Planning Permission by the London Borough of Tower Hamlets.
Brick facing, bespoke metal guardings and large metal framed windows localise the proposal within its urban East London setting and imbue a timeless quality to the scheme.
Internally the apartments are qualitive for their generous ceiling height and considered space planning. All rooms have good daylight access and natural ventilation, including Bathrooms and Kitchens, by utilising dual aspect between the front and rear elevations and centralised lightwells.
LIGHTWELLS
Lightwells to the North, South and West boundaries provide dual aspect to each unit.
The lightwells carve out the massing, protecting the outlook and daylight quality of surrounding windows.
At ground level each lightwell serves as shared or private amenity to the building occupants. A landscaped first floor rear roof provides enhanced outlook to the upper floor occupants and surrounding neighbours.
MASSING PATTERN
Central to an undulating block of disparate buildings, the building is designed to strengthen the urban patten by aligning to existing datums to formalise the streetscape.
